Liquidfloors and Hexagon build Park Apart
Focus on reconversion and biodiversity
Available building space in Flanders is becoming increasingly scarce. The Flemish government announced a concrete ban by 2040. How this measure will be implemented in practice remains to be seen. But some project developers and construction firms are not waiting for this measure to be implemented to deal with scarce space in a conscious and sustainable way. West Flanders-based Hexagon - located in Roeselare's Entrepreneurial Centre - focuses on innovative project development and the reconversion of business sites. And that is proving to be a wise approach more than ever.
Hexagon - active as a project developer in West and East Flanders - was founded in 2017 by Jelle Vandendriessche. With extensive experience in large-scale reconversion and industrial projects in Flanders, he is fully committed to innovative project development with Hexagon, for both commercial and residential properties. The mission? Not to build haphazardly wherever it is possible or allowed, but to cleverly breathe new life into existing sites and thus make optimal use of the available space.
With a compact team of six passionate employees, Hexagon is literally building a sustainable future, with an eye for the environment and biodiversity. The firm is constantly looking for new land and projects to develop. Hexagon's real estate projects are distinguished by their captivating architecture, the use of sustainable techniques and the creation of a setting where living and working become enjoyable.
IN THE SPOTLIGHT: PARK APART IN ZWEVEGEM
One of the projects Hexagon is highlighting is the development of a new business site in Zwevegem. The Apart business park will become the base of operations for 22 SMEs from the region. The 1.5-hectare site was home to Sobelcard for many years. When the company relocated much of its production, it was time to breathe new life into the site. After the Flemish Government approved the design of a brownfield covenant, Hexagon could start reconversion plans together with Liquidfloors, which already had its offices on the site. Currently (November 2021), demolition of the old factory buildings and remediation are underway. Hexagon will start construction of the new business park in early 2022, with a view to completion by the end of next year.
COMMUNITY AND SUSTAINABILITY
With 4,143 m² of storage space and offices, a prime location near the E17 motorway and all available facilities for storage, logistics and production, the Park Apart project will be able to offer interested buyers many assets. The SME units are still perfectly modular, both among themselves and with office space. A customized finish - with attention to progressive design - is perfectly possible. Today, 8 of the 22 units have already been sold.
All entrepreneurs from this SME park are included in the Hexaclub, an online and offline community that rolls out the red carpet for networking with fellow residents or colleagues from other SME sites realized by Hexagon. This provides a unique setting to exchange inspiring, business ideas together and make use of each other's services.
With the realization of Park Apart, Hexagon - as with all its other reconversion projects - fully draws the card of sustainability and biodiversity. In more specific terms: each buyer will have the opportunity to have solar panels installed, sustainable construction methods will be used in the construction, and sensible use of space will be combined with maximum buffering of rainwater for reuse and infiltration.
